Building a compact three-bedroomed house

The best way of saving construction costs when building a three-bed roomed storeyed house is by building the necessary rooms and having an open floor plan.

The trick in compressed houses is you maximise space usage, meaning that only needed spaces are built, others are shared or multi-purpose.

Area coverage
The ground floor covers approximately 75 square metres and the upper floor covers about 72 square metres. With this area, it’s evident that the house covers little ground space, meaning it will be comparably cheaper to build and also the house will be ideal for small plots.

Ground floor rooms
Open plan sitting and dining room, a common WC accessed from the entrance and the dining, kitchen with laundry. The kitchen opens into the dining, making the entire ground floor a hall, the few walls on the ground floor translate into reduced construction costs.

Since walls need to be built right from the foundation up to ceiling, need to be plastered, and painted, which all take up a portion of the building budget, therefore, an open plan will help in eliminating these costs, while making the entire place feel so spacious.

First floor rooms
This floor consists a sizable master bedroom, with a shower and toilet compartment, with a recess for wardrobe. Two bedrooms each with built in wardrobe, and a common bathroom.
