Cut costs on a four-bedroom house

Have you ever thought of a better way to utilise a 50x100 plot? Have you ever imagined having a four-bedroom house that only covers a little more the same area as a two-bedroom house? If your answer is yes, then you need to probably go through this article with keen interest.

The illustrations in this issue are of a simple compact, sizable four-bedroom storied house, which occupies about 80 square metres of ground space. (Nearly half of the area covered by ordinary bungalows). We take a look at what this house consists.

Ground floor
One open space sitting and dining area if you are looking at cutting the construction cost, merging the common rooms is one of the sure ways of achieving this. However, given the lifestyle of the family that occupies the house, the kitchen can be made independent of the dining and sitting room.

The main entrance
The entrance to the building is through a small porch attached to the dining wall.Once inside the house, the movement to other rooms is easy, you may turn just right to the staircases and go upstairs or you may walk straight to the kitchen or bedroom and the living room.
This kind of arrangement makes the sitting room less busy. The sitting room has a wide sliding door that leads to the lawn, which comes in handy on party days, hosting friends, or a relaxed day.

A bedroom
This is suitable for either visitors or househelps. This bedroom could as well be used as a home office, study room, prayer room and games room.

A washroom
This has a toilet seat, shower, and a wash hand basin, suitably located in a lobby to serve both the common living area (living room/dining) and the bedroom on the ground floor.

Upper floor
The upper floor consists of three bedrooms; of which two of them are the children’s bedroom and share a washroom, while the other is the master bedroom that is self-contained. Again on the upper floor, you can cut costs by not having the balcony to the master bedroom. To achieve the balcony effect, you can either have a sliding door and put guard rails just outside (French balcony) or you can build a very low window.
