What you need to know:

If you want to experience luxurious living in fully-furnished apartments in a serene area, or would like to invest in apartments for people who love class and luxury, then Munyonyo could be the place for you.

Munyonyo is without a doubt one of the best places to live in Kampala city. Sitting on a gentle lake-side hill that faces the sunrise, the air here is fresh and untainted. It is no surprise that Munyonyo is home to a great number of Kampala’s rich and famous.

The real estate landscape in the area has over the years developed with a certain kind of resident in mind. The houses are large and exquisite. Undeniable structural integrity is an overriding signature in real estate here.

The real estate gold mine
Over the last two decades, Munyonyo has grown to become a real estate gold mine of the highest caliber. In 2007, the Commonwealth Heads of Government Meeting (CHOGM) was held at Speke Resort, Munyonyo.

It would appear that the fame and aura of class that came with that event cemented Munyonyo on the country’s real estate map. Young Ugandans aspire to live in this exclusive part of the city. Expatriates from the developed world tend to gravitate to this part of town for one reason or another.

Exclusive apartment buildings
A great number of apartments in Munyonyo are quite exclusive. Because they were built with a particular class of clients in mind, they tend to ascribe to a higher architectural standard.

Everything from the interior finishings, to the wall claddings outside, from the roofing to the glasswork in the shutters, from the perimeter walls to the paved packing areas, it is obvious the owners stopped at nothing to build the best.

Such quality living comes at a price. While the country is striving to attain lower-middle income status by this time next year, Munyonyo seems to have attained ultra upper income status a long time ago.

Regular unfurnished rental homes in Munyonyo go for an average of Shs2m a month as opposed to Shs500,000 common in other suburbs.

Here, only a handful go below the Shs1m mark a month. Which is why there is a considerable number of South Sudanese here. For some reason, these people tend to always have fatter bank accounts than regular Ugandans.

Furnished apartments
It is the fully furnished apartments that are a real attraction in the property hub that is Munyonyo. First of all, these were not made for the average person. The care and cost that went into most of them make them completely out of range for most people.

The spacious balconies allow for great views of the lake and the sunrise.
Ultra modern beds, fancy bathrooms, leather couches, warm lighting, smart TVs and open kitchens work in tandem to create a really classy ambiance.

Most of these apartments are large three-bedroom homes. Clearly, they do not suit single occupancy quite well. They are better suited for groups of friends that want to live together for a time, either to work on that lucrative project or for fun.

The quiet Munyonyo environment and the fresh lake breeze should be able to help you get that deal cut.

These kinds of apartments are well-suited for young tourists that are travelling together, who not only yearn for luxury, but also want it on budget.

If you are a Ugandan living abroad, travelling back home with your friends or family, this is a place to live for the time you visit. You can make this your home away from home for as long as you stay in Kampala.

The more the merrier
A night in these apartments averages at $100 (about Shs368,502) a night. It’s also cheaper when you are staying for a month.

The average rent for a month in such an apartment is $2,000 (about Shs7,3m).

That means that if you are six, the price becomes affordable. And if you are not the cooking lot, you can go to the beach and eat fish on budget. Or you could visit any of the little restaurants and bars and have something to eat.

Munyonyo is full of those. If you are uncompromising on great dining, you visit Speke Resort.

These type of apartments are perfect for anyone who would rather retain control of their living spaces while they are away from home.

The only other place in this city that could favourably compete in terms of these kinds of amenities is Kololo.
