Where a property agent could fail you

What you need to know:

  • The first thing you should do is re-key or change your door locks. If the previous sellers were like most people, the neighbours, friends and coworkers all might have a set of keys to your house.

Mr Erias Nkoyoyo a real estate manager says that all property agents and managers targets to have more clients as they can, but sometimes they fail to deliver on time because of some reasons. He explains some reason which can led to this:

Taking on many clients
Mr Nkoyoyo says that sometimes property agents and managers tends to have many clients at once and they fail to make a decision at the end all the clients disappear.
“Agents should learn to be contented with what they have the more you want to get more profits you end up in losses all the clients will withdraw because they also make other survey on different property services,” Mr Nkoyoyo says.

He added that agents should avoid imposing their taste on a project because buyers have different tastes and you have to give them a chance to choose what they want. You cannot provide a perfect property because in cases buyers end up making some adjustments.

“In this business personal interest are not called for people are different depending on colours, styles and class, some want too much space than rooms, outdoor space and even green vegetation other do not want any,” He says

Spotting a wrong area
Mr Nkoyoyo says that here the most basic errors property agents do is to think that in a short period of time the place will develop without assurance. Before signing the contract you have to first make a research about the area on its development plans.

“ Some areas take long to develop while others do it a short time .In this business we do not have a chance of expectations the property should be perfect from the beginning, you have to make research from the neighborhood before selling or buying the property ,” Mr Nkoyoyo says

He added that when it comes on houses builders swindle the agents about the areas, but that before giving builders the go ahead, make sure you have signed a fixed price contract like half of their payment so that they get committed to the contract.

“Without this it is easy to get ripped off if the build continues for longer than expected and this will end up costing you more that you expected. You have to supervise the builders because sometimes they to get more than one contacts and they end up doing substandard work,”Mr Nkoyoyo says.

Ms Sheilah Namwanje says that failure to deliver on time is one of the most challenges property agents and managers have. She explains some of the issues that might cause the delay.

Saving on quality
Ms Namwanje says that some property agents wants to save more during the process of buying and selling but sometime this should be avoided. Sometime clients notice it immediately and this may affect your work they end up hiring another property management service.
“Even if your budget is small, choose appliances, fixtures and fittings because you know they will last, not because they resemble something more expensive.

And do not save on the exterior because the majority of buyers will choose from outside,” Ms Namwanje says
She adds that some property agents rush to make decisions and often start work without proper plans ¬ ¬from the authorities. The more you plan, the more cost and time efficient the project takes.

Before signing the contract you have to first make accountabilities so that you may not end up in losses.
She adds that you should always work around for the best possible deal and be realistic about how much the whole project is going to cost you and the time it is going to take.

Every home needs a garden hose. You can buy those at a low price, plus find adjustable sprayer heads or lawn sprinklers Target.
A push broom comes in handy for sweeping your garage floor, plus the handle unscrews so you can use it as an extension pole with a wall sander.
Consider a watering can, and wheelbarrow or wagon.
