For one to attract a good buyer, the property has meet the buyer’s taste and has to be attractive.

Some houses are located in either hidden or places that are away from the required facilities such as health centres, schools and the main road hence making potential buyers ignore it. When others consider buying it, they offer a cheaper cost.

The tips below help you increase your house’s value regardless of where they it is located.

The compound
This is one of the most important parts in the house. It is what people will see first as they enter the house and if made appealing, the value of the house will shoot up.

According to Steven Kayiwa, an engineer, the person building for sale should make sure that the plants that are on the compound are admirable and beautify the compound.

“Usually, it is best to get a landscaper who will help you plan the compound and see which plants are suitable for the place,” says Kayiwa.

Create a wilderness in your home, if the house is in an enclosed place, take the advantage and make a good garden with beautiful features such as beautiful plants, play area and other possible creations.

Kayiwa adds that while beautifying the compound with the plants, one should not forget that the compound should also be spacious and not congested by leaving space for play and also parking in case the buyer has a vehicle or even for the visitors.

The house plan
Mayanja Ssentamu, an architect, says a house should be given proper planning so that the features are outstanding. This factor makes the house irresistible. For the best look to be attained, modern up to date designs should be used so that at the end of the construction, the building is strong,” says Ssentamu.

Give the rooms the required space and allocate them accordingly. The inside features such as ceilings, windows, in built cabins should all be given ample time and designed artfully.

Security
Ssentamu also says the house should be able to speak for itself and also show self-security starting with the kind of material used for building the house.

The gate, windows and the doors have to have burglar proof and the amount of cement used to mix the sand and gravel should be of quality as well as other things that may make the house secure.
The gardens
Boniface Wanja, an architect, at Bonre Consultancy Parlor, Bweyogerere says, the garden should be given a new touch by removing the very old plants and replacing them with fresh new ones. These will give the garden a new appealing look and also desired privacy.

“Also the garden being the first place that the people look at or even sit when they want to relax, the plants should not be ones that harbour dangerous animals such as caterpillars because no one would not want to invest in an unsafe area,” says Wanja.

The house to be sold
According to Wanja, the house on sale should be given a new look to capture the buyers’ attention and this can only be achieved by painting the entire house, replacing the old windows, doors, ceilings, roof, floor ,repair the cracked walls and any other furniture that is in a bad state.

The social amenities
These are the most important features that the house should be able to access in order to be marketable. The owner should make sure it has the basic services such as water and electricity because most people take them serious and will not buy a house without these.
